Scan-to-BIM & Point Clouds Explained — For Redevelopment & Heritage

Architects and developers increasingly ask us for a 3D model of an existing building before they design a redevelopment or restore a heritage structure. The modern way to capture that reality is laser scanning and photogrammetry, which record the building as a point cloud. This guide explains, in plain language, what a point cloud is, how we turn it into drawings and a BIM model, and where it is worth using.

What laser scanning and photogrammetry actually do

Both methods measure a building or site in three dimensions, without touching it:

  • Laser scanning sweeps a laser across every surface and records the exact distance to each spot — the scanner captures millions of points per minute, each with an X, Y and Z position.
  • Photogrammetry takes many overlapping photographs (often from a drone/UAV for roofs, facades and large sites) and computes 3D positions from the images.
  • Both can be combined with a Total Station for survey control, so the whole capture ties back to real-world coordinates.

The result is the same in each case: a dense, measured record of the structure as it stands today.

What a point cloud is

A point cloud is simply the collection of all those measured points — often hundreds of millions of them — sitting together in 3D space. Seen on screen, they form a recognisable, dimensionally accurate picture of the building: every wall, column, arch, cornice and floor level in its true position.

A point cloud is not yet a drawing. It is the raw, faithful measurement of reality from which drawings and models are built.

From point cloud to CAD and BIM

Our in-house drafting and architectural team turns the point cloud into usable deliverables:

  • Scan-to-CAD — we trace the point cloud into clean 2D as-built drawings: plans, elevations and sections with accurate dimensions and levels.
  • Scan-to-BIM — through our scan-to-CAD & BIM service we build an intelligent 3D BIM model (for example in Revit), where walls, doors, beams and floors are real objects carrying information, not just lines.

Where the goal is documentation of the current structure, our as-built survey service delivers the same measured accuracy as drawings.

Because everything is drawn over measured points, the Architect receives a base that reflects the building as it really is, not as old records assume it to be.

Accuracy — and why it beats a tape

Scanning typically achieves accuracy in the range of a few millimetres to a centimetre across a whole structure. Hand measurement with tapes struggles on exactly the buildings that matter most:

For complex or ageing buildings, the point cloud removes guesswork and the repeated site visits that hand measurement demands.
