Guntha, Are, Hectare & Acre — Maharashtra Land Measurement Units Explained

If you own or are buying land in Maharashtra, the area on your paperwork can read in several different units at once — Guntha, Are, Hectare, or Acre. Sellers quote a price per Guntha, the 7/12 records it in Hectare–Are, and a broker talks in Acres. This guide explains what each unit means, how they convert, and why the number on paper is not the same as your real ground area.

What each unit actually is

  • Guntha: the everyday unit for smaller plots across Pune and rural Maharashtra. 1 Guntha = 1089 sq ft = 101.17 sq m. Forty Guntha make one Acre.
  • Acre: the common unit for larger holdings. 1 Acre = 43,560 sq ft = 4,046.86 sq m = 40 Guntha.
  • Are (R): the metric unit used on revenue records. 1 Are = 100 sq m ≈ 1,076 sq ft.
  • Hectare (H): the largest common unit. 1 Hectare = 100 Are = 10,000 sq m = 2.471 Acre ≈ 98.8 Guntha — roughly 2 Acre 39 Guntha.
  • Var (Square Yard): 1 Var = 9 sq ft. It is used more in some regions and for developed or plotted layouts than for agricultural land.

How area appears on the 7/12

On the 7/12 extract, the area of the holding is recorded in Hectare–Are– square metre — the metric system — not in Guntha or Acre. So a plot may be written as, say, 0 Hectare 20 Are 25 sq metre. To make sense of it in familiar terms, you convert: 20 Are 25 sq m equals 2,025 sq m, which is roughly 20 Guntha (2,025 ÷ 101.17 ≈ 20). The property card follows the same metric convention.

Where the confusion starts

  • Mixing units: a seller says "half Acre", the 7/12 says "20 Are", and both can be the same plot — 20 Guntha. Always convert everything to one unit before you compare.
  • Rounding: because 1 Are is a hair under 1 Guntha, casual conversions ("1 Are = 1 Guntha") slowly build up an error over a larger holding.
  • Regional habits: Var is common in some layouts, Guntha in others, and Acre among older landowners. The same physical plot gets described three ways.

Why the unit matters when you buy or sell

Pricing is almost always per Guntha or per Acre, so a small error in the unit becomes a large error in rupees. If land is quoted at a rate per Guntha and you assume 40 Guntha to the Acre but the actual on-ground area is a few Guntha short, you overpay — or, as a seller, you undercharge. The paper area and the real area are not automatically the same: survey numbers get subdivided over generations, and boundaries drift.
