Construction Setting-Out (Staking): Getting Your Building in the Right Place
Before the first footing is dug, your building has to be marked out on the ground exactly where the sanctioned plan says it should sit. This is called setting-out (or staking), and it is one of the few site tasks where a small error is expensive to undo. What setting-out (staking) actually is
Setting-out is the process of accurately transferring the design from the sanctioned plan onto the actual site. The lines and points that exist on paper are physically marked on the ground so the structure can be built exactly as approved.
In practice we mark:
- Building corners — the outline of the structure on the plot.
- Grid lines — the reference grid that the whole layout is built from.
- Column centres — the centre point of every column, so the frame lands correctly.
- Centre-lines and plinth — the centre-line of walls and the plinth outline at the right level.
- Boundary offsets — the offset distance from each boundary, fixing the setback on every side.
Why offsets and setbacks must match the sanctioned plan exactly
The setback — the mandatory open distance between your building and each plot boundary — is not a guideline you adjust on site. It is fixed in the sanctioned plan and in the building rules, and the structure must respect it on all sides.
If the setting-out shifts the building even slightly, those setbacks change. A structure pushed a little too close to one side, or a corner that runs past the boundary, is no longer built as sanctioned — regardless of how good the construction itself is.
The real consequences of getting it wrong
Because everything above the plinth is built on these marks, an error here follows the building all the way up. The typical outcomes are serious:
- Setback violation — the building sits closer to a boundary than the sanctioned plan allows.
- Encroachment on the neighbour — a corner or wall crosses into the adjoining plot, inviting a dispute.
- Sanction and occupancy trouble — deviations from the approved plan create problems at completion, and can hold up the occupancy certificate.
- Demolition or costly rework — in the worst case, part of the structure has to be broken and rebuilt, at your cost and time.
A few centimetres of error at setting-out can undo months of work, which is exactly why this stage deserves precise instruments and an experienced team.
How we set out to centimetre accuracy
We treat setting-out as a coordinate problem, not a tape-and-string exercise.
- We first establish control on site with DGPS, tying the work to accurate coordinates.
- Using a Total Station, we set out grid lines, column centres, the centre-line and the plinth from those coordinates to centimetre accuracy.
- We verify boundary offsets and setbacks against the sanctioned plan on every side before anything is fixed.
- Reference points and corner marking are placed clearly so your contractor can build directly off them.
This gives the builder a layout on the ground that matches the drawing, with the setbacks proven, so work can start with confidence.
When it fits in the build sequence
Setting-out is an early-stage activity, done after the plot boundary is confirmed and before excavation and foundation work begin.

Doing it in this order means every later stage is built off marks that are already checked, rather than correcting the structure after it is up.
